Job Description Job Description SUMMARY The Director of Bear
Homes is responsible for leading the day-to-day operations and
execution of the Bear Homes division. This role focuses on
operational excellence, cost control, schedule adherence, and team
leadership while partnering closely with executive leadership on
strategy, growth planning, and financial performance. Operating
within a vertically integrated real estate organization, the
Director ensures projects are delivered on time, on budget, and in
alignment with company standards, while supporting the long-term
objectives of Bear Real Estate Group. KEY RESPONSIBILITIES
Operational Leadership Lead day-to-day operations across
construction, project management, purchasing, design, sales, and
customer service. Ensure projects are executed in accordance with
approved schedules, budgets, and quality standards. Establish and
maintain operational KPIs, dashboards, and reporting cadence for
executive leadership. Ensure core processes are documented,
followed, and continuously improved. Collaborate closely with other
Bear divisions to ensure alignment and efficient execution.
Financial Performance & Cost Control Manage division-level budgets
and forecasts in partnership with executive leadership. Drive cost
control, variance reduction, and margin improvement across active
projects. Oversee job cost tracking, reconciliations, and budget
adherence for all homes under construction. Analyze house plans,
options, and specifications to identify opportunities for improved
ROI. Provide accurate, timely operational and financial reporting
to the COO. Sales, Marketing & Product Support Oversee sales,
marketing and design teams to ensure homes align with market demand
and brand standards. Monitor sales performance and construction
pipeline metrics and provide recommendations on pricing,
promotions, and inventory mix. Support value engineering and design
decisions to improve efficiency and profitability. Ensure smooth
coordination between construction, sales, and customer experience
teams. People & Team Leadership Lead, coach, and develop
construction and operations team members. Foster a culture of
accountability, collaboration, and continuous improvement. Support
talent development, performance management, and team engagement.
Ensure compliance with company policies, safety standards, and
workplace expectations. Strategic Partnership & Growth Support
Support executive leadership in land acquisition analysis,
community planning, and growth initiatives. Provide operational
input into build strategy, product mix, and long-term planning
decisions. Assist in evaluating build, hold, or divest decisions by
providing operational and financial insights. Serve as a trusted
operational partner to executive leadership and internal
stakeholders. QUALIFICATIONS Bachelor’s degree required
(Construction Management, Business, Finance, or related field).
Minimum of 7–10 years of homebuilding or construction operations
experience. Demonstrated experience leading construction and
project management teams. Strong understanding of job cost
controls, scheduling, and residential construction processes.
Excellent organizational, communication, and leadership skills.
